Our Exterior Painting & Stucco Repair Process

EXTERIOR PAINTING & STUCCO REPAIR

The scope of this proposal is for the exterior repaint. All labor, materials, paint, and supplies are included. 

PREPARATION: Prior to painting all house will be power washed to ensure all surfaces are free of any dirt, loose, or peeling paint. All windows, pavers/concrete, stonework, and plants will be masked. All landscaping stones that need to be moved will be pulled away from the house, protected, and returned when painting is complete. We will move larger items such as patio furniture and items that are not able to be moved by homeowners. Down spouts will be removed from house primed and painted prior to re-install.

STUCCO: All stucco patching will be primed with Dunn Edwards Ultra-Grip Select prior to finish coat. Drywall ceilings will be patched as needed and caulked to stucco. Stem wall at base of house / ground level will also be scraped and primed as needed prior to finish coat.

WOOD TRIM: The fascia boards will be examined for any loose or pealing paint and either scraped or sanded. All areas that are scraped or sanded will be primed prior to finish coat. 

PAINTING: This estimate includes two colors. One for the body/main house color, gutters and underhang/eves. The second color for the fascia boards, front door and downspouts. The posts and beams will also be painted the fascia color. This also includes the door and jamb on the metal garage next to house.

PRODUCT: Dunn Edwards Acri-Hues Eggshell.

Formulated with Advanced Resin Technology for outstanding adhesion, hide and color retention. Outstanding coverage and durability. Provides a dirt-resistant and mildew-resistant coating. Withstands the elements and resists frost, peeling, blistering, fading and cracking.

Paint Additive with finish coat: We DO NOT THIN OUR PAINT WITH WATER, instead we use a water-thin like product called “Seal-Krete Original” which is a waterproofing sealer that protects vertical concrete and masonry against the damaging effects of moisture penetration. It penetrates deeply into concrete pores, binding sand and cement particles to form a tough, flexible, breathable film.

APPLICATION: Paint will be applied by spraying and backrolling. Primer will be applied by spraying.

Our Interior Painting Process

INTERIOR PAINTING

The scope of this proposal is for the interior repaint of entire house throughout excluding garage.

Prior to painting all non-painted surfaces such as windows, appliances, flooring, etc,. will be covered and free of paint.   All blinds/window coverings and electrical cover plates will be removed prior to painting and reinstalled after painting is complete. All appliances except dishwasher, ranges and microwave will be pulled forward to paint and put back after painting is complete.  All walls will be examined for minor holes due to nails and screws, these areas will be patched and primed prior to the finish coat. All paint will be applied by brushing and rolling (no spraying).
